Continuing care and repair

We continue our long working relationship  with Winchester College going back some 15 years, providing combined Building Surveying and Quantity Surveying services.  Current projects include the design and project management of the next boarding house refit, involving the complete refurbishment of a 65-boy boarding house.  We are also currently overseeing the sub-division of a listed house owned by the College, creating two spacious staff houses.  The work has included full detailed design, obtaining planning permission, listed building consent and building regulations approval, and overseeing building work on site.

Below are some examples of the projects in Winchester College that we have been involved in.

 

Chernocke House

As part of the College’s continuing programme of raising the standard of accommodation, we provided joint building surveying and quantity surveying services for the refitting of this listed boarding house providing accommodation for 60 boys plus house staff. The house remained fully occupied and in use during the ten month contract on site, and we carefully planned the phasing of the works to ensure the house could function at full capacity throughout. The challenge was to incorporate modern standards of accommodation, services and fittings into a listed building without losing the historic character of an early 20th century purpose-built boarding house. We were also able to remove some earlier, less appropriate alterations and improve the external appearance of the building.

We undertook space planning at feasibility stage, and –working closely with the mechanical and electrical engineering services designers Henderson Green – fully designed the alteration and refitting work, and provided cost planning and control services. We tendered the work and ran the project on site through to completion, on time.

 

Kingsgate Road

This 3-story, Grade 2 Listed 18th century house was extended in the 1920s to incorporate adjacent workshop buildings and provide staff accommodation for Winchester College.  Hall and Ensom are overseeing its conversion into two separate dwellings for continued use by the College.  We have carried out all the design and specification work, obtained planning and listed building consent and monitored the work on site.  The work involved repairs to traditional finishes, using lime plasters, lime mortar pointing and purpose-made joinery to match traditional details.  The modernisation of the property also involved the sensitive installation of new services including a heat-recovery extract system.


Hawkins House

Hall and Ensom and Brading Butt provided combined building surveying and quantity surveying services as lead consultants in connection with the refurbishment of this boarding house at the College.  The work involved a complete rearrangement of the boys’ accommodation to the latest boarding standards, including extensive internal alteration and extensions.  The main building was linked with the adjacent annex, a sensitively designed extension within the Winchester City conservation area.  The work was phased to allow the house to be continuously occupied and operational throughout and was completion on time and within budget.

Working once again with services consultants Hendersen Green, this is the latest in a number of projects we have undertaken for Winchester College over the past decade.

 

Winchester College – condition survey

Continuing our long relationship with Winchester College, Hall and Ensom have recently completed an inspection of all the teaching buildings on the college campus and produced a long-term maintenance plan for internal and external maintenance and improvement works.  This has been integrated into the college’s management plans, enabling them to prioritise and group together works over their extensive estate.  The buildings surveyed range from the large and complex science school to a simple boat house, and encompassed varying forms of construction.

This is the latest in a number of such surveys and maintenance plans we have prepared for a range of clients including Balliol College, West Oxfordshire District Council, South Oxfordshire District Council and others.  Our experience of undertaking maintenance, repair and refurbishment works over a great many years enables us to provide practical and realistic advice on maintenance methods and priorities.
